Securing capital is often the biggest hurdle for any founder. While loans and credit cards are common, they come with the weight of repayment and interest. Grants are the ideal alternative because they generally don't have to be paid back. However, there is a catch: grants are highly competitive and can be very difficult to find. We've built this guide to help you understand the grant landscape in Georgia.


Georgia's state and local business grant landscape is notably limited compared to states of similar size, with most available funding concentrated in two cities: Athens and Atlanta. The Athens Downtown Development Authority runs three coordinated programs supporting exterior facade improvements, interior renovations, and business marketing within the historic downtown area, while Invest Atlanta offers a Small Business Improvement Grant of up to $50,000 for commercial property improvements throughout Atlanta. Cobb County adds an additional facade improvement program in the Atlanta metro. Award sizes range from $5,000 marketing grants for Athens businesses up to $50,000 for Atlanta commercial improvements, with most programs offering rolling deadlines.


State-level grant activity is limited, with no major statewide grant programs currently identified. And believe me we looked.  A LOT. Most local activity is concentrated in the Atlanta metro (Invest Atlanta and Cobb County) and Athens, leaving businesses in Savannah, Augusta, Columbus, and Macon with fewer options through dedicated local programs. The grants that do exist are heavily focused on physical property improvements and marketing rather than workforce, technology, or industry-specific support.

Invest Atlanta Small Business Improvement Grant

Invest Atlanta

The Invest Atlanta Small Business Improvement Grant provides Atlanta small businesses and commercial property owners with grants of up to $50,000 to fund interior and exterior improvements to their commercial property. Administered by Invest Atlanta, the program is funded through Tax Allocation District (TAD) revenue and is geographically targeted to seven specific Atlanta TADs: Campbellton Road, Hollowell-ML King, Metropolitan Parkway, Perry Bolton, Eastside, Westside, and Stadium Neighborhoods. Funded improvements typically include building repairs, infrastructure upgrades, interior renovations, accessibility enhancements, signage, lighting, painting, and other capital improvements that strengthen long-term business sustainability. To qualify, the property or business must be located within one of the seven eligible TADs, the project must be less than 15,000 square feet, and a minimum of 25% of grant funds must be used for exterior improvements. Funding priority is given to locally owned businesses that support job creation, neighborhood revitalization, and equitable economic development. Applicants are encouraged to first contact Invest Atlanta to confirm property eligibility before being granted access to the formal application.

Athens Business Façade Grant

Athens Downtown Development Authority

The Athens Downtown Development Authority (ADDA) Janey Mae Cooley Memorial Façade Grant Program is intended to stimulate investment in the revitalization and preservation of building exteriors in Athens’ historic downtown area, the heart of the Athens Historic District and a source of pride for our community.

Matching funds are made available for eligible improvements to business facades that are easily visible and in public rights-of-way, such as those that face a public street or a parking area. Improvements must preserve the individual character of each building with its unique features, historic appearance and significance, as well as make a contribution and impact to the appeal of the downtown area.

The Athens Downtown Development Authority (ADDA) Business Marketing Grant Program is intended to incentivize economic development by encouraging investment in brand development and online marketing. This grant supports funding for branding strategies; logo design; web design and development; e-commerce; and online/social media marketing optimization. The program will offer a 50% matching grant up to $5,000 for reimbursement. Improvements must contribute to the overall value of downtown business and investments.

Athens Interior Rennovation Grant

The Athens Downtown Development Authority (ADDA) Business Reach Grant Program is intended to incentivize economic development by encouraging investment in interior renovations, improvements, and build outs for existing or new businesses. The program will offer a 50% matching grant up to $10,000 for reimbursement. Improvements must contribute to the overall value of downtown business and investments.

Cobb County Commercial Facade Improvement Grant

The Facade Improvement Program provides eligible project funding from $3000 up to $34,500 for facade repair and restoration. A 5% match is required and can be satisfied via in-kind monetized amounts for grant application preparation, site plans including approval compilation, estimates, architectural rendering costs, as well as total project cost cash match. The goal of this program is to encourage building restoration, historic preservation, and improved economic vitality by improving building facades. Eligible buildings are commercial and mixed commercial/residential with facades visible from the street. New construction will not be considered for this program.
